SLA LDAU e-Application

This portal is a one-stop centre to cater for foreign persons, foreign entities and Singapore entities applying for approval to purchase/acquire restricted residential property within the meaning of the Residential Property Act.

You can submit an e-Application if you fall under any of these categories :
** individuals (non-Singapore citizens including permanent residents of Singapore) applying for approval to purchase/acquire restricted residential property;

Sponsored Links:

** foreign entities applying for approval to purchase/acquire restricted residential property;

** Singapore entities (entities registered in Singapore and comprising only Singapore citizen directors, shareholders, members, trustees, partners) applying for Clearance Certificates to purchase/acquire restricted residential property; or

** individuals and/or entities applying for approval to vary the conditions imposed on them.

Checklist

You are required to upload the digital or scanned copies of the following documents at the end of the application.
** The sale and purchase agreement / option to purchase the property.
** The Grant of Written Permission / Provisional Permission for the proposed development (if any).

Application Fees

Payment can only be made via Visa or Mastercard (credit and debit cards accepted).
i. $650.00 per strata lot – where the property is a strata subdivided building
ii. $650.00 per unit – where the property is a building which is not strata subdivided
iii. $650.00 per lot – where the property is a vacant land

Who can apply for a Qualifying Certificate (QC)?
A housing developer who intends to purchase restricted property to construct flats or dwelling house for sale. A housing developer means
** an individual who is not a Singapore citizen; or
** a foreign company, a foreign limited liability partnership or a foreign society; or
** a Singapore company, limited liability partnership or society which is not holding a clearance certificate.

2-Step Verification

1. What is 2-Step Verification (2FA)?
2-Step Verification, otherwise known as Two Factor Authentication (2FA), is a security process where a user provides two means of identification to log into an account.

The first layer of identification is a user ID and password, while the second layer of identification is a unique One-Time Password (OTP) obtained via SMS or OneKey token.

2-step Verification will apply to selected government e-Services, which require a higher level of assurance or involve sensitive information. This security enhancement helps to confirm your identity and better protect your SingPass account.

2. If I am a FIN holder, how do I register for 2-Step Verification (2FA)?
If you are a FIN holder, please visit one of the OneKey Customer Care Centres personally, with your original FIN card, to register for 2FA and collect your PIN mailer and/or token.

1. What are restricted properties?
Restricted properties include :
** vacant residential land;
** terrace house;
** semi-detached house;

** bungalow/detached house;
** strata landed house which is not within an approved condominium development under the Planning Act;

** townhouse;
** residential shophouse;
** association premises;

** place of worship; and
** worker’s dormitory/service apartments/boarding house (not registered under the provisions of the Hotels Act).
