Payment of Real Property Tax :

Property Tax is required by law in The Bahamas. The bill is due and payable once produced and must be paid by December 31 to avoid an additional 5% interest.

Process :

** The Pro:perty Tax bill is usually issued in mid October. The bill is due and payable once produced
** Property owners may visit any of the identified offices to pay the bill. Payments can also be made via wire transfer
** Once payment is made, a receipt is issued by the office.

No application form is needed.

Supporting Documents :

** Account Number
** Assessment Number
** Property Owner’s name

Turn-around time :
Once payment is made, it is immediately processed and will show up on the owner’s account.

How many work permits would my business be entitled to?
Necessary work permits for key personnel will be granted. Businesses requiring permits for persons other than key personnel are encouraged to discuss these requests with The BIA in advance.

How can I become an International Owner of Second Homes?
Overseas Investors may acquire residential properties in The Bahamas of up to two acres without prior Government approval.

Such acquisitions are required to be registered in accordance with the International Persons Landholding Act. Second Home Owners are eligible for a Home Owners Residence Card, renewable annually.

Please N.B. This card will :
** Facilitate entry into The Bahamas and entitle the owner, his spouse and minor children to enter and remain in The Bahamas for the duration of the validity of the card.
** Application may be made to the Director of Immigration.

Am I eligible for Annual or Permanent Residence?
Accelerated consideration of application for Permanent Residence will be given to:
i) Major International Investors; and
ii) Fit and proper owners of residence valued at $1,500,000.00 or more.

  2. I recently moved and have not received my Property Tax Bill. I have tried registering several times as a Non Resident new user on the website so that I may pay my property tax. After filling out all required fields, I continue to get a message that says “you must fill out all areas marked with an asterisk”. I’ve even gone beyond this and filled out every line on the form, even the lines marked without an asterisk. Still nothing works and I keep getting the same message. I have tried contacting the tax department via phone calls and emails. I never hear back from anyone. I would simply like to receive and pay my property tax bill. Any suggestions?
