Sales Registration

Property Sale & Purchase Registration Transaction
Required documents :
** Original property title deed.

** Original sale contract (to be certified by the Office for the notary – Ministry of Justice and Islamic Affairs).
** Copy of valid passport or ID card (expatriates passport copy).

** When there is a power of attorney for seller or buyer, a maximum of two authorized contract is required (According to the Minister of Justice and Islamic Affairs law No. 15/2000).

If the power of attorney was issued out of the Kingdom of Bahrain it should be stamped and approved from the Ministry of Foreign affairs and concerned embassy.

** If the property is a company, a copy of its establishment agreement and C.R is required and the company should be active.
** Allowed areas for expatriates to purchase.

Transaction fees :
** of property value will be collected as registration fees if submitted within 60 days from the date of the sale contract issued from the notary department.

** of property value will be collected as registration fees if submitted after 60 days from the date of the sale contract issued from the notary department.
** Land registration form costs one dinar for every transaction.

Registration prohibitions :
** A request from the Ministry of justice and Islamic Affairs courts to block any transaction for the property.
** Submitting the notarized contract one year after its notarization date.

** Request from the minister of Municipality and agriculture affairs to possess the property before registration.

Note : During the receipt of the request if there is a need for more documents than that is mentioned, you will need to bring them.

Public Sale Registration Transaction : (Auctioning)
Required documents :
** Original property title deed.
** Moorage auction decision and any other property – related documents.
** Non appeal certificate or enforcement letter.
** Copy of valid passports or ID cards.

** When there is a power of attorney for seller or buyer, a maximum of two authorized contract is required (According to the Minister of Justice and Islamic Affairs law No. 15/2000). If the power of attorney was issued out of the Kingdom of Bahrain it should be stamped and approved from the Ministry of Foreign affairs and concerned embassy.

** Letter from the auction – knocking down court to lift any liens or registration mark from the property.
** The property won’t be register only after 25 days from the date of submission.

Transaction fees :
** of property value will be collected as registration fees if submitted within 60 days from the date of the Moorage auction document issued from the notary department.

** of property value will be collected as registration fees if submitted after 60 days from the date of the Moorage auction document issued from the notary department.
** Land registration form costs one dinar for every transaction.

Registration prohibitions :
** A request from the Ministry of justice and Islamic Affairs courts to block any transaction for the property.

** Request from the minister of Municipality and agriculture affairs to possess the property before registration.
** The bank’s approval letter in case of pledge.

Note :
** During the receipt of the request if there is a need for more documents than that is mentioned, you will need to bring them.

About Us :
The Survey and Land Registration Bureau is the governmental body in charge of land, aerial, and hydrographic survey services, and the registration of real estate properties in the Kingdom of Bahrain.

Established in 1920 as the “Topo Directorate” – “Topo” believed to be short for Topography, the name remained official until the 2nd of April, 1967, when the directorate became the “Land Registration Directorate”.
