Landlord Registration process :

** All landlords letting property in Northern Ireland must register before the letting of a new tenancy.
** If you do not register you may be committing an offence and may be issued with a penalty of up to £2,500.

Who has to register?
** All landlords who let properties under a private tenancy in Northern Ireland must register.
** You must provide accurate and up-to-date information about yourself and your properties.
** All joint owners of a property that is let need to register separately.

How you can register :
** You can register using the online form in the link below, by contacting the telephone helpline or by completing a paper registration form.

What information must be provided?
As a landlord, you must provide the following information :
** your full name
** the name, address and contact number of any agent acting on the your behalf

details for each dwelling house let, or to be let:
** the address including the postcode
** the year the house was built
** the name and contact details of all joint owners (if any)
** your address, email address, telephone number(s) (including mobile telephone numbers)
** a correspondence address which must be in Northern Ireland (if different from above)
** your date of birth

** if you are a landlord who is not liable to pay a fee*
** the House in Multiple Occupation registration certificate number
** the address of each House in Multiple Occupation
** where the landlord is a company, the company registration number
** As a landlord you do not have to pay the registration fee if you have paid to register a house in multiple occupation which is registered under a Houses in Multiple Occupation Registration Scheme.

** You must then sign the declaration and pay the fee.
** Once registered, you will receive a registration certificate containing a unique registration number.
** You will also receive advice, guidance and links to useful information on the private rented sector.

Will I have to provide any other information?
** Under the Landlord Registration Scheme, you are only required to provide the information detailed in the above section.

It would, however, be useful for you to provide more information, for example:
** the number of reception rooms and bedrooms
** the type of heating
** the type of glazing/doors
** the energy performance
** whether you as the landlord would consider longer term/more secure leasing
** Providing this information will be voluntary.
** Where relevant, the information gathered may be published to help landlords and tenants.
** No individual or group will be identifiable from any information published.

Why am I asked to give information about joint owners?
** All joint owners are responsible for the property.
** If there should be a conviction against you as the landlord, legal proceedings require that all of the owners are named.
** It is also a legal requirement that each joint owner registers separately and pays the fee, as each are considered landlords for Landlord Registration.

What happens if you do not register, provide false or partial information for registration?
** If you do not register, or you provide false or partial information when you are registering, you will be committing an offence.
** If you are found guilty of this offence, you can be prosecuted by your local council and may be issued with a fixed penalty of up to £500 or, if you are taken to court, you could be fined up to £2,500.

How long will it take to register?
** The online registration process is relatively straightforward and the time taken will depend on the number of properties to be added.

How quickly will I get my certificate/registration number after I’ve registered?
** Once you have provided all of the required information and your payment has been processed, your unique landlord registration number is automatically generated.

** If you have completed your application online and have agreed to receive online confirmation of registration, you should receive this within 24 hours.

** The process may take considerably longer if you complete a paper based application.
** You will also receive a toolkit, which provides advice and guidance for landlords.
** This can be requested in different formats as required.

Will I need to renew my registration?
** Your registration will last for three years, starting from the date of your first registration.
** You will need to re-register every three years to make sure the information held is accurate and up-to-date.

What should I do if my details change before the renewal date?
** While there is no legislative requirement for landlords to update their details after registration, it would be preferable that you make sure that the information held by the Registrar is up-to-date.
** You can also manage or amend information for your agents throughout the registration period online, or by ringing the telephone helpline.
** No fee will be charged for making amendments to the register.
